External Finishes

External: 6ml wet dash.

Internal walls are all plastered, not taped or jointed. Internal walls and ceilings will be painted with a white undercoat throughout.

Side and rear of the house: concrete post with timber fence panels dividing property. There will be an access gate at the side of each house (gate will be attached to a small wall). Front of the house: railing between semi-detached houses.
There are 2 parking spaces on each property for all houses.

Back garden lawn will be sown, some houses have a small lawn at front, depending on house type (primarily detached houses). Paths outside the curtilage of the property will be all concrete. Paths between semi- detached houses also.

Internal Finishes

Standard toilet and sink installed in all bathrooms (upstairs and downstairs). Shower tray laid in floor of main bathroom and ensuite. Connection will be in place for a shower, but no shower unit will be provided. Bathroom walls and floors will not be tiled. Shower doors not provided. Bath will be provided.

No light fittings will be installed – all wiring in place for pendants. No recessed lights or spotlights.

No – no tiling is provided in any of the houses.

Monobloc, to be located to the rear of each property. Samsung Joule heat pump, 8kW unit. Natural ventilation throughout via air vents. 

Yes, there are 3 controlled zones – hot water, upstairs and downstairs.

Yes, ESB are installing smart 24hr meters in all houses.
